July 2022 in Stanwood and Camano Island was a time for Buyers and Sellers to recalibrate and take note of the shifting market. Expectations are changing as the market continues to normalize. Sales volume has dipped a little in our area, but prices are continuing to hold steady. Of the 68 homes sold in the Stanwood and Camano Island market in July, 50 of them, or 74%, sold at or above listing price.

New Listings: Camano Island had 63 new listings hit the market in July, a 19% increase over last year. Stanwood experienced a 28% decline in inventory over last July with 54 new listings compared to 75 last July. Active listings nearly doubled from a year ago. On July 31, our inventory was up 84% over this same time last year, with 144 active listings in our two zip codes.

Pending Sales: Stanwood and Camano Island both saw fewer pending sales compared to last year, with 83 Sellers accepting offers on their homes, compared to 106 last July (down 22%).

Homes Sold: There were 68 homes sold in zip codes 98282 and 98292 in July. 34 sales on Camano and 34 sales in Stanwood. This is a 19% year-over-year decrease. Despite the fewer sales, the average sale price still rose.

SELLERS – Market times are still in your favor. Homes are on the market in our area an average of 15 days, just 1 day longer than last year at this time. However, overpricing your home is not an option. Also, if you were reluctant to put your home on the market because you couldn’t find a home to buy, you are now in luck with the increased inventory! Remember to align yourself with a local agent to maximize your listing.

BUYERS – After a season of shrinking inventory, multiple offers and not being able to include contingencies like financing or inspections, you now have choices, with more new listings on the horizon. Be sure to work with a local agent and be ready when that listing you’ve been waiting for pops up.

The math of a home sale is relatively straightforward. Sellers list their home at a certain price, a buyer makes an offer, and eventually the two parties reach a final, agreed-upon price. However, between these two points in the selling process, there are several other figures that go into to setting a home’s value that you should be aware of. Your real estate agent will be your best resource in interpreting the different values associated with your home and what they mean as you prepare to sell.

Understanding the Value of Your Home

Listed Price (Asking Price)

Also known as an asking price, the listing price of a home is the price at which a seller lists their property when it goes on the market. The listing price is a gross price, meaning the costs associated with selling the home are not included. A real estate agent’s Comparative Market Analysis (CMA) will accurately set your home’s listing price, accounting for the various factors that influence home prices including location, condition, seasonality, local market conditions, and more.

The listing price is a starting point for negotiations with buyers. You may receive an offer that matches your asking price, but it’s common for buyers to make offers at other price points. You can either accept, reject, or make a counteroffer in response until you and the buyer reach an agreement.

Whether you’re selling in a buyer’s market or a seller’s market may determine you and your agent’s approach to the listing price of your home. There may be certain pricing tactics you can employ to either drive buyer attention or increase competition, but if your home’s listing price strays too far from its market value (see below), it could stay on the market for longer than you expected.

 

Market Value

As a seller, you’re interested in what buyers are willing to pay for your home. By taking into account a home’s condition, size, curb appeal, and features, as well as local market conditions and what comparable homes are selling for, a home’s market value reflects the price buyers will pay for a property.

Appraised Value

A home’s appraised value is determined by a professional appraiser to ensure that the lender is loaning the correct amount of money for the home. Appraisers assess the home’s layout and features, square footage, gross living area (GLA), overall condition inside and out, home updates and remodels, and more. If the appraised value comes in too low or too high, the buyer and seller must renegotiate for the deal to go through. In competitive markets, buyers may include an appraisal gap guarantee in their offer, which states that the buyer will cover the difference between the price of the home and the appraised value.

 

Sale Price (Purchase Price)

Also known as the purchase price, your home’s sale price is what it ultimately ends up selling for. Once you and the buyer have reached an agreement on the terms of the transaction, the buyer will have the home inspected and final negotiations may occur based on the findings of the inspection. Net Proceeds

So, how much do you actually make on the sale of your home? After subtracting the total costs of selling from your home’s sale price, you’ll arrive at your net proceeds. This is the amount you walk away with from the transaction.

Your agent’s CMA is a reliable method of determining your home’s value for its eventual sale, but its assessed value is used for taxation purposes. Employed by local municipal or county entities, an assessor will conduct a review of your property to determine its assessed value. The assessor’s findings are passed to local tax officials, who use that number to calculate the home’s property taxes.

Local soap box derby racers place at world championships

 

Local soap box derby racers won more hardware in several events last week at the 84th All-American Soap Box Derby in Akron, Ohio.

In June, Siddle won the super stock division at the 15th annual Windermere Stanwood-Camano Soap Box Derby on Camano Island to win a return trip to the world championships. Both Siddle and Johnson also travel the country to participate in rally races to accumulating enough points that can also earn a ticket to the All-American Soap Box Derby in Ohio.

Market Insights | June 2022

June 2022 in Stanwood and Camano Island showed signs of returning to a normal market. This shift is creating opportunities for some Buyers that we did not see in 2020 and 2021. Generally, there are more houses on the market, longer market times, steadying home prices, fewer showings, and open house attendees, fewer offers at one time, and more price adjustments.

.

New Listings: Camano Island had 65 new listings hit the market in June, a 10% increase over last year. Stanwood had close to a 50% uptick in inventory over last year with 64 new listings compared to 43 last June. Overall, 129 new listings hit the market in June in our zip codes.

.

Pending Sales: Stanwood and Camano Island were opposite in this category, with 85 Sellers accepting offers on their homes, 34 on Camano (down 33%), and 51 in Stanwood (up 13%).

.

Homes Sold: There were 76 homes sold in zip codes 98282 and 98292 in April. Camano had 37 sales, a 10% decrease from 2021. Stanwood had 39 sales, an 11% increase over last year. Average prices on the homes sold year to date have increased 21%

.

SELLERS – There is no reason to panic as we continue to move towards a balanced market. There is still a strong contingent of Buyers in our area ready to put an offer on the right house at the right price in the right condition. Financing and inspection contingencies are now the norm in most offers, but sales activity is still strong. Align yourself with a local agent to be prepared.

.

BUYERS – While we have seen an increase in inventory to two months on Camano and nearly a month and a half in Stanwood, we are still far from a balanced or buyer’s market. A balanced market is typically found between four and six months of inventory. Be sure to work with a local agent, be ready to buy, and don’t give up.

78 kids battle on the track for soap box derby title

 

Bella Siddle is heading back to Akron.

Siddle won the super stock division Saturday at the 15th annual Windermere Stanwood-Camano Soap Box Derby on Camano Island to win a trip to the 84th annual All-American Soap Box Derby Race Week in Akron, Ohio, taking place July 17-23.
