The local real estate market has seen some noticeable shifts this summer, creating new opportunities for both buyers and sellers. With more homes available and prices remaining relatively steady, the market is becoming more balanced. Here’s what you should know:

Key Market Trends

  • Active Home Inventory Is Growing: The number of homes for sale has climbed steadily, reaching 302 active listings at the end of July—a substantial increase from the 208 active listings we had between our two markets in July 2025. This gives buyers more options than they’ve seen in quite some time.
  • Prices Steady but Competitive: The average sold price in July was $752,397 with new homes continuing to be listed at competitive prices.That is slightly higher than last month’s average $732,659.
  • Sales Activity Holds Strong: There were 68 home sales in July, a solid pace for mid-summer, though slightly down from last month. Homes are averaging 42 days on the market, meaning serious buyers are still active and motivated.
  • More Choices, More Time to Decide: With inventory up and months of inventory rising to 4.5, buyers can take a bit more time to search and negotiate—though move-in-ready and well-priced homes continue to sell quickly.
  • List-to-Sale Price Ratios Remain Strong: On average, homes are selling slightly below their asking price with a sale-to-list ratio at 97.5%. This suggests that buyers nor sellers are seeing steep discounts or bidding wars for most properties.
