The numbers show that the landscape is changing—so whether you’re thinking about making a move or simply want to keep tabs on your neighborhood, here’s what you need to know as of the end of the 3rd quarter of 2026.
Key Market Trends
- More Homes on the Market — More Choices for Buyers: We’re seeing the highest inventory of homes in years, with 286 residential listings available in Stanwood and Camano Island. For local home shoppers, this means more opportunities to find just the right fit, and less pressure to rush decisions.
- Market is Catching Its Breath: After a busy spring and summer, new and pending sales numbers have started to slow, as is typical for this time of year. There were 93 new listings and 77 homes sold in September. Buyers are now taking their time, and homes are sitting on the market a bit longer-averaging about 42 days before going pending.
- Pricing is Adjusting—But Remains Healthy: While prices have softened from their highs, homes are still showing solid value. The average sales price year- to-date is just over $760,000. While we’re not seeing the same flurry of bidding wars, the market remains steady and balanced in a neutral market.
A well-prepared, competitively priced home will get noticed—but some patience may be needed as buyers take a bit longer to act.
