The spring housing market is showing noticeable change in Stanwood and Camano Island. Here are the latest local trends as of the end of April.
Key Market Trends
More Homes for Sale: Inventory continues to build. As of April, there were 180 active listings—up from the winter low. Buyers now have more options to choose from than they’ve had in recent months.
Prices Holding, But with More Flexibility: The median asking price for homes was $859,975 in April. Homes that sold had a median sale price of $709,431. This means sellers are often negotiating and creating opportunities for today’s buyers.
Spring Brings Renewed Activity: Home sales picked up this spring, with 59 closings in April—almost double the winter monthly average. This rebound shows that buyer interest is increasing as we head into the warmer months.
Homes Taking Longer to Sell: On average, homes spent about 48 days on the market in April–approximately 17% higher compared to last spring. Sellers should prepare for slightly longer market times.
Offers Near List Price: Most homes are selling close to their current asking price. In April, the average sale-to-list price ratio was 100%. But when compared to their original list price (where they started) we see some price softening to about 98% of their initial asking price.
Steady Pending Sales: There were 73 homes under contract in April—showing that buyers remain active, even with more choices and longer decision periods.
Pricing your home competitively and preparing it for showings will help attract buyers and sell more quickly. Be ready for a longer selling process compared to the past couple of years.
More homes on the market means more choices and greater opportunities for negotiation. Take your time to find the right fit, and don’t hesitate to negotiate.
