October 2024: Our local real estate market is showing signs of balance. The average home price has increased by 12% from last year. However, prices have remained relatively stable in recent months, averaging around $800,000.

Homes take about 36 days to sell on average. Sales prices vary, with some listings selling at, above, or below the asking price, depending on factors like location and condition. The sale-to-list price ratio is approximately 99%. Overall, buyer competition has been moderate, and reports of competing offers are limited.

New Listings: There were 54 homes brought to the market in our combined areas (25 on Camano Island and 29 in Stanwood). This is up 20% from the same time last year.

Active Listings: Our active listings are slightly down month-over-month, with a combined total of 137 homes available for sale at the end of the month. This marks 7 consecutive months with over 100+ homes on the market, giving buyers more choices than before.

Pending Listings: Homes that found buyers and went pending in October 2024 are down 20% from last month. However, they are over 12% higher than at the same time last year.

Sale Price: The combined average sales price for our two markets is just under $800,000. The average on Camano Island is $816,243, while in Stanwood, it is $770,101. This reflects an increase of over 12% compared to the average price at the same time last year.

Price your home competitively. Homes are selling near the list price, so an accurate valuation can attract serious buyers. Enhance your presentation with staging and minor improvements to reduce time on the market. Keep in mind that slightly longer market times may require flexibility with offers and terms.
